12 ft vs 11 ft bedrooms

12'

12 ft bedrooms

total bedroom width 36 ft + walls
corridor ~3 ft, tight for furniture movement
does not fit within 30.5 ft buildable width with 4.5 m setbacks

11'

11 ft bedrooms (recommended)

total 33 ft, corridor ~4-4.5 ft
fits within 30.5 ft buildable width with setbacks
better cross-ventilation
saves ~9% blockwork per floor

✓ 11 ft version fits comfortably within legal 4.5 m side setbacks on 70×60 plot

Important Design Notes – Accra, Ghana

11-ft bedroom option fits legal setbacks on 70×60 ft plot. With 4.5 m side setbacks, buildable width is ~30.5 ft — three 11-ft bedrooms in a linear front-to-back layout plus a 4–4.5 ft corridor fit comfortably, unlike the previous 12-ft version which required a variance. This design complies without variance.
Stack plumbing vertically to save cost – align ensuites, guest WC, laundry, and roof kitchenette directly above each other.
Minimum setbacks in Accra for 3-4 storey: 4.5 m sides, 3 m rear, 4.5 m front per Ghana Building Code LI 2465. Verify front setback with AMA/KMA requirements for your plot.
Recommend cross ventilation, north-south orientation, 900mm overhangs for thermal comfort, shading, and rain protection in Ghana's climate.
2026 budget reality: Blockwork alone is GHS 385k–625k. Allow 40-50% extra for columns, beams, slab, plaster, and finishes. Use the 11-ft option to save ~9% on wall materials per floor.
This is conceptual only – consult licensed architect and structural engineer for permits, detailed drawings, structural calculations, fire egress, and MEP design.
